Finally sold the house.

Postby rpoz-29 » Tue Apr 04, 2017 7:24 pm

After over year, our house sold. It was without a doubt the least pleasant experience of my life that didn't involve a funeral. What I did learn is the following: Don't spend a lot of money fixing up your home for an unknown buyer. Touch up the paint de-clutter everywhere, trim shrubs, keep it tidy. Interview at least 4 agents, and work with whoever you feel the most comfortable with. It still seems incomprehensible that our home didn't sell faster and for more money than it did. It simply wasn't what people are looking for right now. In some ways I wish I had stayed.....it was a great house and we were so comfortable in it. But the way this county is growing, I think I made the right move and plan to buy some land elsewhere pretty soon.

Bill, I'm glad for you that this burden is finally lifted from you. Looking for land, does that mean a new cozy and comfortable homestead is in the future or are you going to be raising beef cattle? :-)

Actually looking at a horse farm. It's in Dinwiddie county about 3 miles south of where you autocrossed with us at Virginia Motorsports Park. The house was built in 1910, but has received many upgrades through the years...electrical, plumbing, roof, insulation, HVAC, etc. It's on 24 acres, but I have no idea of raising or boarding horses. If we get it, I may lease a couple of the fields to local farmers for growing hay. The idea of several "fainting goats" has crossed my mind simply for the entertainment. I really do hope that anyone selling a home will heed my advice, and do their homework better than I did before we began this adventure.

I hope it helps you avoid what we went through, 283. It wasn't easy. Oddly enough Harry, I've been on a "selling spree" lately. I sold a Vega header, intake, my Monza race car, (still have a crap load of Vega interior parts!), a 12,000 lb winch, the original spare tire from my Vega, (an old Wide Oval), lots of old Chevy truck parts, among many other items. One thing moving has taught me is that there are projects I will never finish. That, and watching my parents health go to crap, send a dose of reality I hadn't considered before. I don't want to be like one of those guys on "Pickers" saying, "I'm gonna fix that old car up one of these days......" at 75 years of age. Then you die and leave a mess for your kids and grand kids who don't share in your hobby, and sell it for pennies on the dollar. But, I AM on the look out for an interesting "toy" for the future. Model "A" Fords in particular. I just need to get settled in the house I plan to stay in.

I hope we have a better result than you. I am doing as you recommended.I fear we will have trouble because newer homes have more open floor plans. But we are near the ocean so we have that.I did this all to build a massive 32x50 garage to support my car addition .

I hear you. Ours was a split foyer, which for whatever reason is the kiss of death. The agent who sold it told us we could never compete with a new home, and it had nothing to do with the house. It had to do with picking carpet colors, fixtures, flooring wall colors etc. There is little appreciation for "older" homes with many first time buyers, and those smitten with HGTV. After he told us why we would have a hard time competing with a new home at the same price he added, "In 100 years, that new home will be a memory.......but unless someone knocks it down, this one will still be standing. We have to find the buyer who understands that".
